I have been stopping by a whole lot of homes that owners are trying to sell themselves. You can tell that many of them are “flips.” The San Angelo market was great last year, and that is when many of these were purchased. You can tell when talking with the owners that they are very tight. Many are at the point to where they are thinking that they cannot afford a Realtor.
I did list a FSBO today in a great area. The seller has been making high payments and paying bills since last Christmas. Even if she has to take a small hit; it is going to be much better than the alternative. Those payments will not stop and the market value will stay pretty much the same.
