Lake Nasworthy Market Report, September 2012

24 10 2012

Below is my most recent Lake Nasworthy Real Estate letter.

Greetings Lake Nasworthy Lovers,

Real estate sales at the lake have been great so far this year, even with the persisting drought. The following information was obtained from the San Angelo Association of Realtors and reflects the time period each year from January 1 to September 20.

# of Sales     Ave. Price     Total Sales      Ave. Price per Square Foot

2011 11 $327,273 $3,600,000 $145.02

2012 26 $274,942 $7,148,500 $143.41

It is interesting to note that although the average sales price per home has decreased from last year by over $50,000, the price per square foot has remained about the same. The good news is that over twice as many lake homes sold this year as compared to last in the same time period.

Eighteen of the 26 lake homes closed this year were in March through June. At the present time there are only 3 lake homes waiting to close, so it will be of interesting to see how the drought and low lake levels affect sales for the remaining months of the year. We will report on that in early January, 2013.

If you are considering selling your lake home or buying another, we suggest going with the real estate company that is most successful in the Lake Nasworthy area. Of the 26 homes closed so far, ERA Newlin & Company has represented 19 buyers or sellers in that group. Ryan Newlin has represented 11 buyers or sellers himself so far this year. Please, don’t trust an inexperienced person to represent you on the purchase or sale of one of your largest assets, your home; and especially the more complex transactions involving lake property. Contact Ryan Newlin for a real estate consultation if you have questions regarding Lake Nasworthy properties. Then, judge his expertise for yourself.
